Impound Account Balance Calculator

Estimate the monthly escrow payment and the initial deposit at closing. The deposit is set the way a servicer does it: project the first year, then collect enough so the lowest balance equals the cushion.

Deal inputs

A California example is loaded. Replace the numbers with the file you are working. Tax due dates and disbursement months fill in from the state. First payment is the 1st of the month two months after closing.

California tax dates. First installment typically due November 1, delinquent December 10. Second installment typically due February 1, delinquent April 10. Escrow disbursements default to December and April, half the annual bill each. You can change those months.
Texas tax dates. One annual bill, commonly due October 1 and delinquent January 31. Escrow disbursement defaults to January for the full annual amount. Confirm the county collector; you can change the month.
Tennessee tax dates. One annual bill, commonly due October 1 and delinquent March 1. Escrow disbursement defaults to December for the full annual amount. County schedules vary; you can change the month.

Estimate for Loan Estimate prep. Actual deposits follow the tax bill, insurance binder, HOA statement, and the servicer’s escrow analysis. State dates are typical patterns, not a tax-collector commitment. RESPA generally allows a cushion of up to two months of the total monthly escrow.

Initial deposit at closing

This is the aggregate figure. It is the number that should tie to Section G on the Loan Estimate after the aggregate adjustment.
